What interests me about this video is that its largely true. Currently, old people who fear teh intarwebs still go to places like that (collage students also visit a variant renting out shitty $1 movies because we tend not to have enough money). I picked up Broke Back Mountain today from the BB on the corner of Montgomery and Teller. there were none left but the nice gentleman at the counter escorted me to this room where they had a movie with a similar name but a lot less dialog. I think he was a pretty big fan of that movie too cuz he said he was getting a group of friends together to do a re-enactment. I couldnt go cuz I had to go to the post office to mail a letter about my dogs haircut to my aunt in Littleton.

Also need to place a value on the capital RISK involved in buying. That capital risk does not exist with renting. If house price declines and owner defaults/walks away, their downpayment is lost AND their credit rating is impacted. But on a sidenote - I would not have the job that I have now if I was tied down with a mortgage, etc. I would not have even had the nerve to consider risking that move. And the new job, that I was able to take, boosted my income by 50 to 70% within the first year. Thank you very much. Now I have something to take to the guy at work who keeps nagging me to buy his house instead of continuing to rent. This is important to me since I like my freedom and flexibility in moving. And I noticed that you even left this valuation out of your in-depth model. An easier way to do the math. Divide the house price with the monthly rent. If the result is less than 100 buy it. BUY, Buy Buy. If it is less than 200 think and Buy. If less than 300 Think, think and think more before you buy. If it is more than 400 than rent, think wait...and maybe buy. If it is more than 500 don't even think about buying. It is just a shortcut but it may help.....

I kept on telling people.....the only way to make money out of a property is to RENT IT OUT TO TENANTS!!!! Owning a HOME (living in a property that you own) is NOT AN INVESTMENT!!! IT IS A LIABILITY!!!! since you dont receive any rental out of the property, you'll end up paying for the INTEREST!!! and the interest compounds yearly!! Even if you pay 5% interest per annum on the property....by 30 years you'll realize you have paid over 180%-200% more than the debt that you owe the bank!

I love your videos. You are obviously a bit bias toward renting since I am sure that you have tried to convince your wife or family or freinds about your decision a few times. That said, one major flaw with you equaiton is you are not accounting for the return on investment of your property. If your $250K is making 6% a year, you have to compare that to the $1,000,000 investment earning a similar average. not to mention the occasional, double digit gains which we have seen in 5/10 years.

Are the two houses a fair comparison? Would renting a million dollar house really cost only 3000 a month? Not in the market I'm in. Rent on that type of house would be closer to 5000$ a month. Also, your annual property tax calculation might be California-specific, but aren't you supposed to be taxed on the estimated value of your house, not on the actual amount you paid for it? Where I live, market prices are still about 20% over estimated values, and we are taxed on the latter.

I could buy, but choose to rent. All of that money can go into buying, can go to a) renting a nicer home that what I could probably buy, and b) use the savings. I was not aware there may be discounts available in the short term parking. I will be checking into this at my local airport so I am not paying $80 for a weekend trip. The free 1st class upgrade is nice but always being able to just jump into the first seat is ideal. Having to use that isle chair is a big pain. Everyone just ask when you check in if the first row is available for you. If it is or a 1st class seat is available you will almost always be switched to it. Easier for everyone involved.

FYI- As a paraplegic I have traveled a lot and I have used Enterprise a number of times. The last 3 times that I have used them I have had major problems. At one airport I called in the morning I was supposed to arrive and they said they wouldn't have my car ready for a couple of days...so just FYI if you are planning on renting a car with hand controls from Enterprise.
